Südamekodud and EfTEN signed an agreement to expand Tartu Südamekodu

Südamekodud and EfTEN Real Estate Fund AS signed an agreement to develop the next phase of Tartu Südamekodu. The extension will add 72 care places for people with dementia. Upon completion of the new building section, Tartu Südamekodu will become one of the largest elderly care homes in Southern Estonia, with a total of 252 care places. Construction is planned to begin at the end of summer and be completed by Midsummer 2027. The total value of the agreement is approximately 2.75 million euros, plus VAT.

According to Eften Capital CEO Kristjan Tamla, quality and functionality are essential in developing elderly care homes. “Tartu Südamekodu is located in the rapidly developing Raadi area, which is becoming a comprehensive living and community space. This is a good example of how social infrastructure and professional real estate development together create significant added value for the community,” added Tamla.

According to Chairman of the Supervisory Board of Südamekodud Martin Kukk, Tartu Südamekodu has become an important provider of elderly care services in Southern Estonia. “Cooperation with EfTEN allows us to continue investing in an environment where older people can live with dignity and feel at home,” added Kukk.

Demand for elderly care places, especially at Südamekodud, is very high. “We currently have over 500 people on the waiting list at Tartu Südamekodu. This number shows that the need for high-quality elderly care services in Southern Estonia is very significant. Every additional care place means one person and one family to whom we can offer security and support,” explained Martin Kukk.

The new two-storey building section will include single and double rooms for people with different needs related to dementia syndrome. The new building will be connected to the existing one by a corridor with large windows and pleasant views, furnished with a comfortable seating and meeting area. At the centre of the extension, there will be a large open space for dining, joint activities and a living room area.

Additional specialists with relevant training will be recruited and trained for Tartu Südamekodu to provide dementia-specific care tailored to the characteristics of the illness. The new building will also offer modern and safe working conditions for staff, which is one of the prerequisites for high-quality elderly care services.

Tartu Südamekodu is located in Raadi, in the immediate vicinity of the Estonian National Museum. The first phase of the building developed in cooperation with EfTEN was opened in 2024, and in 2025 an additional section for people with dementia syndrome was added. Today, Tartu Südamekodu is an important part of the regional elderly care network and meets the growing need for quality care places in Southern Estonia. A total of eight million euros has been invested in the development of Tartu Südamekodu so far.

Tartu Südamekodu is one of the few buildings in Southern Estonia specifically designed as an elderly care home. From the outset, the building has been planned with the needs of older people in mind, while also providing supportive working conditions for staff.
